Are you ready to take the lead on exciting hotel development projects—from the ground up to opening day? Gibson Hotel Management is looking for a Construction Project Manager to oversee hotel construction, renovations, and brand Property Improvement Program (PIP) projects.
In this role, you’ll work closely with our Executive VP of Development, design teams, contractors, and franchise partners to ensure every project is completed on time, on budget, and to the highest standards.
What You’ll Do:
Effective management of hospitality PIP’s and new hotel construction projects as assigned. This position will manage projects from inception through opening day and closeout.
Work directly with ownership, brands, design team and hotel operations teams to ensure coordination throughout the project. Oversight of budget development, design review, critical scheduling & sequencing through completion of construction and approval to open by franchise partners.
Work closely with Architects, Interior Designers, Engineers, other consultants, and General Contractors to develop project responsibility matrix, scope and budgets; oversee the development of design packages and construction drawings including reviews and redline comments; coordinate & process project submittals, pay applications and requests for information; oversee and inspect various milestones including slab inspection, rough-in inspection and model room inspection; create and administer construction punch list and project closeout.
Assist in selecting prospective General Contractors for project participation; issue construction documents for pricing and manage the bidding process; negotiate contracts for renovation projects with selected Contractors.
Work directly with design teams and consultants, governmental entities, General Contractors, hotel management teams and vendors; maintain client relationships and manage conflict resolution.
Manage the design team’s development of FFE selections and specifications; contract with procurement agencies for FFE purchasing; maintain schedule and costs for FFE packages; coordinate the delivery, storage, and installation of FFE packages. At project completion, reconcile final FFE costs and closeout.
Manage the selection and installation of all hotel services including telephone, internet, Wi-Fi, television, PMS, POS.
Proficiency in creating and maintaining phase project schedules; enforcing, monitoring, and adapting project schedules; communicating progress, delays, and other conflicts.
Strong understanding of critical path development and logistic sequencing of work within an operational hotel environment.
Provide accurate reporting on project schedules and status of renovation or construction for all projects on a timely basis to Brand, PIP, Plan Review, Franchise Openings, and other required internal partners.
Manage all aspects of project close out including final budget analysis, change order closeout, and on-site project completion checklist.
Manage multiple and concurrent hotel renovations; review and coordinate Property Improvement Programs (PIPs) as issued by Brands. Manage special capital projects in coordination with corporate staff and property teams. Maintain costs for each project and provide regular reporting to Ownership of current and projected costs.
Ensure safety and OSHA compliance with General Contractor and other teams on site.
Must be willing and able to travel 60%-80% of time. Current projects under construction are in TN but future projects are planned across southeastern US.
Other duties may be assigned as necessary.
What We’re Looking For:
4+ years of experience as a Project Manager in commercial, multi-family, or hospitality construction.
Ability to read and interpret architectural and engineering plans.
Strong organizational, scheduling, and problem-solving skills.
Experience with hotel projects and operations a plus.
Proficiency in Word, Excel, and related systems.
